A  Developer and a Project Manager is responsible for the on-time and on-budget completion of the development project and typically works directly with,  or for the owner.  Before construction begins the Project Manager may be responsible for site selection and due diligence, include,  planning, development, re-zoning, minor variance application, and site plan approval  securing proposed tenants or user groups for the project, and securing project financing, on behalf of the owner. This process may include a retail and demographic analysis to target project tenants, arranging for project consultants such as geo-technical, site surveyors, project appraisers, and project financiers.

Prior to construction, JK Development will negotiate Development Agreements and secure building and development permits, as well as selecting General Contractors, and creating a working schedule and budget. Once the project is underway, the Project Manager is the owner’s representative on-site, and it is our job to ensure the project is being built to the owner’s  and tenant’s exact specifications. The focus will shift to scheduling contractors,  managing the project budget,  and  ensuring no project change  orders, and managing progress payments. During the project, the Project Manager will submit reports to the owner with updates on the status of the project in terms of schedule and cost  of the project. Upon completion JK Development  will ensure completion of the project deficiency list, perform tenant coordination, and prepare a project manual for the ownership group.
